This page exists because we ask you for real information about your home. Here is exactly what we do with it, in plain language.

What we collect

• What you tell us. The property address, your answers to the diagnostic questions, your email address, and — only if you tick the optional box — your phone number and typed name.
• The address printed on your mailer, if you arrived from one. It comes from the county property appraiser's public record, not from the MLS.
• Basic technical information your browser sends, such as the type of device you used.

We do not ask about your mortgage, your payments, or your finances anywhere in this diagnostic.

What we do with it

• Produce your scorecard and email it to you.
• Contact you about selling your home, by email. If you ticked the optional box, also by phone or text — and only then.
• Improve the diagnostic itself.

We do not sell your information. We do not share it with other brokerages or with lead buyers. We use a small number of service providers to host this site, store the data and send email; they process it for us and for no one else.

Calls and texts

Consent to calls and texts is optional and is never a condition of receiving your scorecard, or of anything else. If you gave it, you can withdraw it at any time: reply STOP to any text, or email us. Message frequency varies. Message and data rates may apply.

Email

Every marketing email we send includes clear unsubscribe instructions. You may also reply UNSUBSCRIBE, and we will stop marketing email.

Your choices

Write to us at the address below and we will tell you what we hold about you, correct it, or delete it. Florida residents, and residents of states with their own privacy statutes, have these rights under those laws; we extend them to everyone who asks, rather than checking where you live first.

Cookies and measurement

We use Google Analytics to understand how people find and move through this site, and a Meta advertising pixel so we can show our own ads to people who have visited. Neither is given your name, email or phone number, and if you arrived from one of our letters, your personal letter code is never sent to them. You can opt out with your browser’s cookie settings or Meta’s ad preferences.

We also use Microsoft Clarity, which records pages you view, clicks, scrolling and mouse movement so we can see where this site confuses people, and reports which questions AI assistants used our pages to answer. Text you type into forms is masked before it leaves your browser, so Clarity is not given your name, email address or phone number. Microsoft may use this behavioural data in line with its own privacy statement. You can opt out with your browser’s cookie settings or a do-not-track/ad-blocking extension.

Children

This site is not directed to anyone under 18 and we do not knowingly collect their information.
