What this site is

HomeWontSell.com is a diagnostic tool offered by PBP Real Estate, LLC, a licensed Florida real estate brokerage (Gia Freer, Broker, Lic. CQ1064615). It asks you about your own listing and shows you which of three things — marketing, condition or price — most likely stopped it selling.

What this site is not

• It is not a valuation or an appraisal. Your scorecard contains no estimate of what your home is worth, and nothing on this site should be read as one. A real opinion of value requires someone to look at your property and at comparable sales.
• It is not legal, tax or financial advice. If your situation involves a lender, a court, a probate matter or a tax question, speak to the appropriate professional.
• It is not a solicitation of a property currently listed with another broker. If your home is under a listing agreement with another brokerage right now, this is not an approach to you.

The Relist Readiness Score

The score is generated solely from the answers you provide in the questionnaire. It is a measure of how prepared a property is to be re-marketed. It is not an appraisal, a broker price opinion, a comparative market analysis, or an estimate of market value, and it must not be relied on as one. No licensee has inspected the property. Any opinion of value would be given separately, in writing, by our Broker of Record after a physical inspection.

Your answers

The scorecard is built from what you tell us. If an answer is wrong, the result will be wrong. We show you your own answers rather than asserting facts about your property that we cannot know.

No agency relationship

Using this site does not make you a client of PBP Real Estate, LLC and does not create a brokerage relationship of any kind. That happens only through a signed agreement.

Appointments

Nothing on this site books itself. If you ask for a time, Gia confirms it with you by email first.

Availability and changes

We may change or withdraw the tool at any time. We aim to keep it accurate and available but do not guarantee either.

Governing law

These terms are governed by the laws of the State of Florida.
